Landlording should be boring.

Bored Landlord keeps every door, tenant, lease and rent payment in one place, and puts the dates that matter in front of you before they turn into a story you tell at dinner parties.

Made with ❤️ in North York. Free to use, built around Ontario’s rules.

Some parts of landlording are far too exciting.

None of these are rare. All of them are avoidable if somebody, or something, is paying attention.

  • !Finding out your tenant’s insurance lapsed in March. In July.
  • !Serving a rent-increase notice with 89 days to go.
  • !Remembering your commercial tenant’s renewal deadline the week after it passed.
  • !One lease, three PDFs and a guarantor’s ID living in four different email threads.
  • !Scrolling bank statements on the 5th to work out who actually paid.
  • !Handing your accountant a shoebox of receipts in April and calling it “organized”.
  • !A spreadsheet with fourteen tabs, two of them called “FINAL”.

We can’t make your tenants boring. We can make the paperwork boring.

Properties, tenants, leases. Then the rent.

Home shows what needs you. Everything else lives in Properties, Tenants, the leases that connect them, and the Rent Roll that keeps them honest.

Properties

Every unit you own, grouped by building. Photos, documents, condo fees, property tax, insurance and notes live on the property, not in your camera roll.

Tenants

Tenants, co-tenants, guarantors and occupants, with contact details, insurance history, an on-time rent record and every lease they’ve had with you. ID, credit reports and pay stubs are marked private automatically.

Leases

Residential and commercial. Rent schedules with dated increases, HST on commercial rent, deposits, prepaid months, renewal options and the notice deadlines that come with them.

Fixed termMonth-to-monthNot renewing

Who paid, who didn’t, and who’s about to hear about it.

Rent Roll puts every lease with rent due this month on one screen, late ones first. When the amount and date are right, recording a payment is one tap.

Rent, tracked

  • Amount and date come prefilled. Check them, tap Mark paid, done. Undo if your thumb slipped.
  • Partial payments add up. The rest stays open, already filled in for next time.
  • Tenant asked for a few more days? Move the due date once, and it won’t show as late until then.
  • Late rent jumps to the top of Home the day after it’s due. Prepaid months count as paid.
  • Every tenant builds an on-time record, so renewal talks come with receipts.

Tax season, minus the shoebox

  • Log repairs and other costs against a property, or against the company that owns it, with a photo of the receipt.
  • Condo fees, property tax and insurance are added for you from each property’s details, for the months you owned it.
  • A year-end summary for each company or personal owner, on your own fiscal year end.
  • Download it as a CSV or PDF for your accountant. Capital purchases are kept separate, because they aren’t expenses.

It doesn’t do depreciation (CCA) or HST returns. Your accountant still files; they just get a much tidier package.

It has read the Residential Tenancies Act, so you can stop rereading it.

Helpful, not a lawyer. When it really matters, check with one.

Leases don’t “expire” here

When a residential term ends, the tenancy goes month-to-month. Bored Landlord says so, instead of flashing a scary red “Expired”.

Rent increases, checked

Increases are checked against the yearly guideline and the notice timing for an N1, before you send anything.

Last month’s rent interest

The interest you owe on an LMR deposit, worked out every year so you don’t have to.

Commercial renewals that don’t sneak up

Renewal options like 5 + 5, a reminder before your tenant’s notice deadline, and a term-ending card that sits on Home until you decide what happens.

Small things, done properly.

Built for the hallway

Phone first. Look up a tenant or a lease term while you’re standing outside the unit. Saves to your home screen and still reads offline.

And the big screen

On a laptop, lists sit on the left and the details on the right, so you’re not clicking back and forth all afternoon.

No password to forget

Sign in with a code sent to your email. One less thing on the sticky note.

Bring your people

Invite a partner, bookkeeper or property manager as View only or Can edit. Only the owner can delete things.

Oops, undone

Removed something by mistake? Undo it on the spot, or restore it from Recently removed for 30 days.

iPhone app, coming soon

Face ID, push reminders (late rent included) and offline viewing, on the App Store soon. Same account, same data, in your pocket properly.

It’s been keeping one portfolio very calm. Yours is next.

Bored Landlord is open to every landlord who’d rather be bored. It’s free, there’s no password to forget, and it works on your phone and your laptop.
