Terms of Use
Effective: October 20, 2026
These terms are an agreement between you and Bored Landlord Corp. (“we”, “us”) for your use of Bored Landlord, including the website, the web app and the iPhone app. By creating an account or using Bored Landlord, you agree to them.
1Your account
- You need a valid email address to sign in. You’re responsible for activity on your account and for keeping access to your email secure.
- You must be at least 18 and able to enter a binding agreement.
- If you invite team members, you decide what they can see and do. You’re responsible for who you invite.
2Your content
- Everything you put into Bored Landlord (records, notes, documents, photos) remains yours.
- You give us permission to store, process and display it only so we can run the service for you and your team.
- You confirm you have the right to upload what you upload, including other people’s personal information. This includes having a lawful reason to collect tenants’ information and handling it as privacy law requires.
- You can export your data at any time from Settings.
3Acceptable use
Don’t use Bored Landlord to:
- break the law, including privacy, human rights and tenancy law;
- upload content you have no right to share, or anything malicious;
- try to access other people’s accounts or data, or interfere with the service;
- resell or copy the service.
We may suspend or close accounts that break these rules.
4Not legal, tax or financial advice
Bored Landlord includes reminders and calculations based on Ontario rules, for example rent increase timing, N1 notice dates, the rent increase guideline, and leases moving to month-to-month. They are tools to help you stay organised, not legal advice. Laws, guidelines and your specific situation can differ from what the app shows. Always check the current rules with the Landlord and Tenant Board, a paralegal or a lawyer before serving notices or making decisions. You’re responsible for your obligations as a landlord.
5Reminders and availability
We work to keep Bored Landlord running and to send reminders on time. However, notifications can be delayed or missed: phones may be off, notifications may be disabled, and networks or providers can fail. Don’t rely on Bored Landlord as your only reminder for a legal deadline. The service may occasionally be unavailable for maintenance or for reasons outside our control.
6Price
Bored Landlord is currently free. If we introduce paid plans, we’ll tell you in advance, and you won’t be charged unless you choose a paid plan.
7Ending your use
You can delete your account at any time in Settings → Delete my account. This permanently deletes your account and any portfolio you own.
We may suspend or close an account that breaks these terms, or discontinue the service. If we discontinue it, we’ll give reasonable notice so you can export your data.
8Disclaimer and limit of liability
Bored Landlord is provided “as is”. To the extent the law allows:
- we don’t guarantee the service will be error-free or uninterrupted;
- we aren’t liable for indirect or consequential losses, such as lost rent, missed deadlines, penalties, or lost profits;
- our total liability for any claim is limited to the greater of the amount you paid us in the 12 months before the claim, or $100 CAD.
Nothing in these terms limits rights you have that can’t be limited by law.
9Changes to these terms
If we make a meaningful change, we’ll update the date above and notify account holders before it takes effect. If you keep using Bored Landlord after that, you accept the new terms.
10Governing law
These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. Disputes go to the courts of Ontario.
11Apple
If you use the iPhone app, Apple’s standard terms for apps from the App Store also apply. Apple isn’t responsible for Bored Landlord or for supporting it. Questions go to us.
